5% Listing And Marketing Program*

As I watched real estate companies charge up to a 7% commission and shrink seller's equity, I decided to develop a full service listing program designed to save you thousands on the sale of your home. There is no listing program that is this comprehensive in the Syracuse market.  My goal is to get you the highest price for your home at the lowest cost to YOU and put more money in your pocket at closing.  You may wonder how I can put together such a comprehensive marketing program for your home and still only charge a 5% commission while other companies are charging a 7% commission and often doing less.  I have put together some responses to questions and comments that I generally get from potential sellers that are skeptical.

1.  How do you only charge a 5% commission?

It's actually very simple.  I am the broker/owner of the company, therefore I do not have a commission to split with a broker/company.  Instead of keeping that split for myself, I am charging a lower commission to my clients.

 2.  If the commission is less, you must not be doing as much as other agents to sell my home.

Absolutely not.  In many cases I am doing more to sell your home.  I have a comprehensive marketing plan that insures that your home is getting maximum exposure to all buyers.  This includes marketing to other agents, intensive internet marketing, broker's opens, open houses, (800) home hotlines, and much more.  Once we get a contract on your home, I follow the process step by step to make sure that it is a smooth for you until closing.

3.  If you're only charging 5%, other agents won't show my home.

For my program, this is a misconception.  I offer buyer's agents a 3% commission instead of the 2.5% or less that some other companies with discounted commissions offer.  Since most companies offer a 3% commission to buyer's agents, your house will be shown as much as the next home.

4.  Won't I be able to sell my home quicker if I list with an agent that is with a national company?

In my opinion, this is false.  The company that an agent works for has very little to do with how fast your home sells.  The company doesn't sell your house, the agent does.  The company doesn't market your home, the agent does.  If the agent doesn't have a good marketing plan, the sale of your home will suffer.
