What I Will Do To Sell Your Home

There are many steps to selling a home.  Two of the most important are the pricing of your home and the marketing plan that will be followed to sell.  Below is a partial list of how I will approach both:

  • Complete a detailed CMA using recent sales (more heavily weighted) and active listings (if necessary) to determine the value of your home.  Since price point is very important in today's market, extensive research is done to make sure we are pricing your home correctly.  I will not take a listing where the price that the owner wants to sell at does not fall into the price range I have come up.  This would be a waste of your time and my resources.
  • Develop a detailed marketing plan that will suit your individual expectations in regards to selling your home.
  • On the day your home is listed, I will contact all the buyers I am working with and the top agents in the area by email and/or phone to let them know that your home is for sale.  This will continue on a weekly basis throughout the listing period.
  • Since 90% of buyers searches begin online, I make internet exposure a priority.   Your homes information and photo will be submitted to the Multiple Listing Service.  You will be a showcase listing on  Realtor.com.  You will be a featured listing on my website.  Your listings will also be on Zillow.com, Trulia.com, Homegain.com, and every real estate companies website which subscribes to the Syracuse area MLS (just about all companies in the local market).  This ensures your home will be seen by anyone that searches online.
  • With your permission, I will schedule a Broker's Open House and a Public Open House within the first week of your home being listed.

As you can clearly see, my job starts by making sure that every person thinking of buying a home, or those in a position to help those that are, get the proper information.

Most of all, I offer you a pledge and guarantee of service that states if you are not satisfied with my marketing plan and my service.  If we can not resolve the problem, you can terminate our agreement  with no further obligations.

I can not promise you a certain sale price or a certain number of days your home will sell in.  Together we will price your home fairly and agree on the best possible marketing plan.  My promise to you is to do what I say I will do.  I promise to keep you informed at all time with weekly phone calls and emails and to always work professionally and diligantly to get the job done.

My goal is to not only get your home sold for as much as the market will bear and in a time frame that works best for you, but to do so in such a way that you are so completely satisfied with my service that you will recommend me to everyone you know who may someday  need the services of a Professional Realtor.
